Real Estate Law in Tenerife & Fuerteventura

Purchases, sales and leases with full due diligence — property law in your language, on both islands.

The practice

Sign nothing before someone reads it for you.

Scope

What we handle

  • Full due diligence before any contract binds
  • Reservation and arras (deposit) contracts
  • Purchases and sales, offer to registration
  • New-build purchases and off-plan guarantees
  • NIE, taxes and completion for foreign buyers
  • Holiday-let rules, licences and community bans
  • Leases and commercial premises on both islands
  • Construction defects and developer claims

We check the property, the seller, the debts and the paperwork before you commit a euro — then take the purchase from reservation contract to registered title.

The firm has accompanied international buyers and sellers across Tenerife and Fuerteventura for more than twenty-five years: homes, holiday lets, plots and commercial premises. We review reservation and arras contracts, verify charges and licences, hold the notary appointment in your language, and register the title after completion — with the taxes settled correctly on both sides.

Day to day that means the land registries and cadastre of the islands, the town halls for licences and plusvalía, the notaries of Adeje, Arona and Corralejo — and NIE, banking and utilities when you are buying from abroad.

Is this you?

Three stories we hear every week.

"The agent says it's all standard and wants the deposit this week."
→ Standard for whom? The arras contract binds you — review it first.
"We're buying from abroad and can't keep flying over for every step."
→ With a power of attorney we complete for you, start to finish.
"The house has an extension the paperwork doesn't mention."
→ That is fixable before you buy — and expensive after.

Questions

Property — what clients ask first.

What does due diligence actually cover?

Title and charges at the land registry, the seller's position, debts attached to the property, community and IBI arrears, licences and planning status — in writing, before you sign anything binding.

Can I buy without coming to Spain?

Yes. With a power of attorney we sign the contracts, complete at the notary and register the property on your behalf — most of our foreign buyers never need to travel for the legal steps.

What taxes will I pay on a purchase?

Resale homes carry the Canary transfer tax, new builds IGIC plus stamp duty — and notary and registry fees on top. We give you the full figure for your specific purchase before you commit.

What exactly are arras?

The deposit contract that fixes price, deadline and penalties: walk away and you lose the deposit; if the seller walks, they return it doubled. It is the single most important document in the purchase — never sign it unreviewed.
