We review reservation and arras contracts, verify charges and licences, hold the notary appointment in your language, and register the title after completion — with the taxes settled correctly on both sides.
Day to day that means the land registries and cadastre of the islands, the town halls for licences and plusvalía, the notaries of Adeje, Arona and Corralejo — and NIE, banking and utilities when you are buying from abroad.

What does due diligence actually cover?
Title and charges at the land registry, the seller's position, debts attached to the property, community and IBI arrears, licences and planning status — in writing, before you sign anything binding.
Can I buy without coming to Spain?
Yes. With a power of attorney we sign the contracts, complete at the notary and register the property on your behalf — most of our foreign buyers never need to travel for the legal steps.
What taxes will I pay on a purchase?
Resale homes carry the Canary transfer tax, new builds IGIC plus stamp duty — and notary and registry fees on top. We give you the full figure for your specific purchase before you commit.
What exactly are arras?
The deposit contract that fixes price, deadline and penalties: walk away and you lose the deposit; if the seller walks, they return it doubled. It is the single most important document in the purchase — never sign it unreviewed.
