Banking Law in Tenerife & Fuerteventura
Floor clauses, mortgage costs, revolving cards — claims over unfair bank charges, reviewed honestly and pursued properly.
Banks don't always play fair.
What we handle
- Floor-clause claims — even on repaid mortgages
- Mortgage set-up costs: notary, registry, valuation
- Revolving-card debt and usury-level interest
- IRPH mortgage reviews and refund claims
- Early-repayment penalties and multi-currency loans
- Mis-sold shares, bonds and complex products
- Loan renegotiation with your bank, on equal terms
- Defence against foreclosure proceedings
We review your mortgage, loans and cards for abusive clauses and pursue the recovery of amounts you were wrongly charged — through negotiation where possible, and the courts where necessary.
We act for both consumers and businesses against banks and financial institutions, combining a detailed audit of your contracts with the case law of the Spanish Supreme Court and the European Court of Justice to build the strongest possible claim. Most of our banking clients bought or refinanced property in the Canary Islands — many from abroad — and we handle their claims end to end from our offices in Costa Adeje, Tenerife and Corralejo, Fuerteventura.
When a claim goes to court, we litigate where you are: the courts of Arona and Granadilla de Abona for Tenerife South, Puerto del Rosario for Fuerteventura, and the provincial courts of Santa Cruz de Tenerife and Las Palmas on appeal. Local procedure, first-hand.
Three stories we hear every week.
"Euribor fell for years — but my monthly payment never did."
"When I signed my mortgage, the bank made me pay every single fee — notary, registry, valuation."
"I pay my card every month and the debt never gets smaller."

Highly recommend. Our main contact provided excellent communication, detailed explanation of what was needed and why. All made very simple — no issues.
Absolutely brilliant. I had been struggling in a dispute with a private health company. It took less than an hour for Olga to resolve it. Thank you.

Banking claims — what clients ask first.
Can I still claim for a floor clause (cláusula suelo)?
In most cases, yes. The action to declare an abusive clause void is not subject to an expiry date, so even older mortgages — including ones you have already repaid — can be worth reviewing. We tell you plainly whether yours qualifies.
What documents do I need to start?
Your mortgage deed (escritura) and bank statements are usually enough for a first assessment. If you don't have them, we can help you request copies from the notary or your bank.
Do I have to be in Spain to claim?
No. Many of our banking clients live abroad. With a power of attorney we handle the whole claim — and we keep you informed by email and video call, in your own language.
What happens if the bank refuses to negotiate?
We take the claim to court. In consumer cases the costs rules frequently favour the claimant when the clause is declared abusive — we explain the realistic scenarios before you decide.
